The purpose of the Planning Brief is to create a planning framework for the development of the site. Residents have previously been consulted on a draft masterplan (autumn 2017) which was based around the redevelopment of The Parade itself and its immediate surrounds. The analysis of that scheme and feedback received, showed that restricting development to a relatively small footprint would constrain and compromise any scheme and that, in order to deliver transformation in Kingshurst, the development area would need to be increased.
That is where the Planning Brief comes in – it provides the evidence and justification for developing over a wider area (albeit – still focussed on Kingshurst Village Centre).
In order to publicise the consultation letters have been sent to all properties within the proposed larger development area (shown on page 5 of the Draft Planning Brief) as there is the potential for the scheme to impact upon these residents and businesses directly. More widely, leaflets have been delivered to over 500 homes in the local area.
